How much should I offer for the house?

About 70% of my clients ask me this question before submitting an offer. My answer is always the same. As a buyer, you will never pay more than what the house is worth since the appraisers generally do a great job appraising the properties. If any, most under appraise them. To get an estimate of it's value, it is important to do a radius search of the area during the last three months and compare it to similar sold properties. Once we determine its value, we see if there is room for negotiation. If the property has been on the market for over two weeks, I would recommend trying to get a good price on it. If it is a new listing or a property that my clients totally loved, I would recommend going $5k above what the appraiser might appraise it for and submit the comparable properties with the offer.
